Henry Adams provided the MEP engineering design for the new student housing complex situated on 2.7 acres along York Road in Towson. The 13-story, 498,400 GSF facility has 611 beds in 248 units.  The apartments are comprised of studio, 1-bedroom, 2-bedroom and 4-bedroom units each equipped with a washer and dryer combination.  There is also a 187,800 SF parking facility directly below the building housing 495 spaces. In addition, there are several retail shell spaces at street level. Additionally, the complex includes 9,300 SF of commercial space.

The mechanical scope for the project includes air-cooled split system heat pumps. The indoor units are located with electric water heaters in a dedicated mechanical closet within each unit. A dedicated outside air unit located on the roof provide fresh, conditioned, ventilation air to the units as well as the enclosed corridors. Kitchen stoves are all electric. Toilet and kitchen exhaust are ducted out of the building, however, vent less dryers are to be utilized. A portion of the parking garage is below grade and is ventilated. Grease interceptors were incorporated into the base design for future retail tenants.

The electrical scope for the project includes a new pad mounted transformer. Security systems were utilized at the secure pedestrian entry as well as the parking garage. Interior lighting and power distribution were provided by Henry Adams.
