Henry Adams provided the MEP engineering design for the new $30M, 7-story, 180,000 SF mid-rise, mixed-use residential building with a 1-level parking garage. The project includes 150 units total and 4,000 SF street level retail space. The project consists of six levels made up of 12 types of studios, one-bedroom, and two-bedroom units.

The retail space was designed as a warm, dark shell for future retail fit-out design by others. Design included grease exhaust, general exhaust, and ventilation air ductwork capped at the roof and within the space.

The courtyard garden and pool, along with the roof terraces, provide ample space for informal and interactive gatherings.

The mechanical scope includes HVAC, associated building controls, fire suppression and plumbing system design.

The HVAC design was based on split system heat pumps and includes a dedicated outdoor air system.

The electrical scope includes power, lighting, communications (voice/data), and fire alarm.

The lighting design, in addition to the movement of volumetric spaces with-in the facades, whether through layers of materials or habitable outdoor rooms, represent the connectivity it provides to the rest of the neighborhood. Henry Adams worked with architects to ensure the lighting design complied with the applicable energy code.

The fire protection design detailed service entrance and a performance specification for sprinkler system layout. A fire alarm system was designed, as well as fire pump and emergency generator.
