Henry Adams provided full MEP design services for the Forest Green mixed-use development. The project is a residential/retail mixed-use development, which is unique in Howard County.  Zoning regulations in much of Howard County require developers to match the square footage of housing and retail when both are included in a building. The project consists of two primary structures totaling over 75,000 SF. The project was designed and constructed in two distinct phases, Building A and Building B.  At the completion of Building B, a bridge connected each building at the apartment level. A smaller third building (Building C) was constructed separately on the site after the completion of Buildings A and B. 

Each building includes warm, dark shell retail/tenant spaces on the lower two levels and completely fit-out apartments on the upper level.  Tenant spaces are served by split system heat pump units and will incorporate ventilation air through strategically located louvers in the building facade. The electrical design incorporated individually metered electrical service for each tenant and apartment unit.  Each building has a dedicated wet-pipe sprinkler system and fire alarm system.  Each apartment unit is served by a dedicated split system heat pump to provide individual temperature control.
