McCormick Technical Innovation Center, First & Second Floor Upgrades

Henry Adams provided the MEP engineering design for the renovations and addition to the Technical Innovation Center's first and second floors totaling 13,600 SF. The Technical Innovation Center serves as the base for McCormick's product development endeavors. The first floor renovation included sensitive areas such as culinary research, blending, test, and product development labs. The second floor renovation primarily consisted of office as well as a validation lab. The addition portion of the project included a stair enclosure on the east end of the existing building and an outdoor grilling area on the roof.

The mechanical design incorporated a new packaged rooftop air conditioning unit to serve the first floor. An existing unit located in the northeast mechanical room was relocated to the new mechanical room in the second floor addition. The relocated unit serves the second floor. The existing heating system serving the building was left intact for this project. The plumbing design included sanitary, vent, water, gas, fire suppression, and special systems.

The electrical design included a complete phased relocation of the overhead electrical service to a new underground service serving a new electrical room.  The existing 240V electric service was upgraded to a larger 480V service to support the new mechanical systems. Innovative lighting and lighting control design was also a substantial component of the electrical design. Communications, security, and fire alarm were also included.
